Commercial Real Estate Transactions

Our commercial real estate practice focuses on the needs of small to medium size businesses that are expanding or selling their real estate. We can assist clients with any part of the purchasing or selling process. We examine the transaction in its entirety, including if it relates to the purchase or sale of the entire business. We have experience with real estate transactions such as the purchase and sale of gyms, restaurants, gas stations, retail locations, service industries, and vendor spaces. We also work with companies and individuals who wish to “flip” properties or desire to invest in real estate for rental income. We also work with many clients who purchase vast amounts of land who desire to develop multiple commercial buildings, retail spaces or residential neighborhoods.

Residential Real Estate Transactions

The most important investment and purchase in an individual’s life is typically their home. Because it is so important, an attorney should ensure that the transaction is handled correctly. A smooth closing is always preferred, but your interests are paramount, and should be protected even if it may inconvenience the other party. We have assisted many clients with the legal process of constructing or purchasing their dream home. We work closely with our clients from the initial listing of the property to the closing of the real estate transaction. We will represent your interests solely, collaboratively, or work with your realtor, lender, or any other professional you desire. Leases

Businesses and individuals often enter into leases that can range from a simple, one page residential lease to a complex, multi-page commercial lease. As we review the lease, we will meticulously scan the document for legal hazards that could be detrimental to our client. In addition, we also draft leases for landlords and owners of commercial properties.

Deed Preparation

If you are a seller, a real estate company, or an abstracting company, our firm will prepare deeds for transferring real estate. We also have software to ensure your deed description is accurate and “closes”.

Gas and Oil Law

We offer a broad range of services to guide you through the complex legal area of Pennsylvania gas law. We will review, negotiate, and draft your gas or royalty contract with any gas company. In addition, we can discuss your options and address any future estate planning issues.
